A major new build-to-rent development is underway in Trafford as Moorfield Group partners with GMPF to deliver Podium, a £120 million residential scheme offering 440 high-quality rental homes.
Located within the Lumina Village regeneration area and part of Trafford’s 55-acre Civic Quarter masterplan, Podium will provide a mix of apartments and townhouses aimed at young families and professionals. The first phase is expected to be completed in early 2026.
Residents will benefit from extensive onsite amenities including lounges, co-working spaces, a gym, fitness studio, roof terrace, cycle storage, and a 200 space car park. The development will also feature the largest communal green space of any build-to-rent scheme in Manchester.
Delivered by developer Glenbrook and contractor Domis Construction, Podium is backed by an ESG-linked agreement ensuring sustainability through full electrification, recycled materials, and biodiversity initiatives. Over 95 per cent of homes will meet EPC B standards, with net zero operational carbon targets.
The investment by GMPF into Podium has been completed through the Greater Manchester Property Venture Fund, which is advised by CBRE.
This marks Moorfield’s third build-to-rent investment in Manchester, while GMPF continues its commitment to regional housing, following recent investments in affordable housing across Greater Manchester.
